The origins of the business date back to 1995 when a fresh faced university graduate started his first serious job at what was then Bristol’s most prominent estate agency. Sat at the desk behind him and also having recently joined the business was the soon to be married Robert Nagle. The young pretender and the more experienced man were both keen to make a favourable impression and worked diligently to establish a name for themselves. Time rolled on and promotions were well earned, however the business had taken a turn towards a large corporate identity.
It was clear our futures were not within the confines of this corporate environment and a plan was hatched and subsequently implemented to strike out on our own. Leese & Nagle was established in Clifton late in 2003, we’ve enjoyed the ups and weathered the downs ever since whilst slowly and carefully growing the business. We embrace technological changes and adapt how we work but remember core values of professional courteous service. We enjoy high levels of repeat business and personal recommendations which speaks volumes for our team. Along the way we have been joined by some great like minded people, most of them have been with us for a while now.
In 2012 we were bursting at the seams in Clifton and an opportunity arose to open a Westbury office in Stoke Lane to compliment the levels of business we already conducted in that particular area.
The offices continue to work closely together with the team operating between the two locations ensuring we have an unrivalled marketing platform for properties on our register. We try to provide a tailored personal service and recognise that today’s buyers are tomorrow’s clients.
There are more estate agents operating in North West Bristol now than at any point we can remember in over 25 years of working in the area.
So it’s a fair question. What sets us apart from our competitors?
As a business we use a wide range of marketing and advertising media. Without giving all our secrets away some of what we strive to achieve is set out below.
Our offices are one of the most visual aspects of the business. Smart, contemporary offices in prominent locations give both buyer and seller confidence that we are on hand and available. We have highly visual back lit window displays designed to attract enquiries and interest from both serious buyer and casual browser.
We utilize a comprehensive mix of traditional paper based and internet marketing platforms. We feel each has its place and value in the scheme of things be it paper or internet based. They give us the raw materials of enquiries and prospective buyers that we are then able to nurture and develop through good old fashioned personal contact into both vendors and buyers. At the heart of everything estate agency is still very much a people business.
We recognise that a property now has to shine against its competitors on the internet sites or printed media. What is going to make your property the one that stands out from the rest and secure that potential buyers attention. We’ve listened to buyers. They constantly tell us good quality photos, a clear and legible floor plan and concise and accurate description of the property are the most important things for them.
Time is of the essence, buyers no longer want or have time to read reams of flowery estate agents waffle about how many plug sockets there are in the kitchen. Blurred or poor quality dull photos are again a major turn off. If your agent cannot provide a floor plan then ask them what century they are operating in!
Instead short sharp facts about the house and a brief description of its most salient points coupled with the floor plan and photos speak for themselves and get results. Rightmove for example gives you about two sentences in the search view with nine other properties on the same page. In these two sentences you need to ensure you get the most important points of the house into the prospective buyers mind and get them to explore in more detail. It’s not the time or place for an agent to be patting themselves on the back telling you how delighted they are to be marketing the house. It’s your vital, prime selling space!
To this end we use our own high quality photography equipment and employ the services of a professional photography company when relevant to ensure your property has the very best exposure to the market. Our website uses the very latest responsive technology to ensure full screen photos on a PC, ipad or phone.
Facebook and Twitter are beginning to become more important marketing platforms as people’s media platform use changes over time. We also regularly update our newsfeed/blog to ensure we are kept active in this area. Although it’s a higher cost option video tours and user driven walkthrough tours are becoming available for us to use. Examples of links to these tours are below. the full range of our properties can also be viewed on the Leese & Nagle page of Onthemarket.com
Two of us including one of the directors are members of the NAEA which means the business is bound to comply with the NAEAs standards.
If you are looking to buy or sell, get the peace of mind you deserve by choosing one of our members. All of our members are qualified professionals and must follow strict rules of conduct.
