1. Think about the things that you like the most about where you currently live, and come up with a list of “must haves” that you can take with you to your new property. Are you a keen gardener whose current garden has just become too unmanageable? We can help you find a smaller property that still has a lovely—smaller!—garden. Or maybe you want to keep a spare bedroom for when friends or relatives come to stay. A list of ‘must haves’ will help you focus your search.
2. Give yourself plenty of time. Your ideal, smaller home might not come on the market for several months, so having plenty of time to view houses and make decisions will help. In the meantime, spend the time getting your own property spruced up and ready to sell.
3. Don’t be afraid to look at properties outside of your current area. There are great bus and transport links around the Westbury and Clifton area, so you won’t necessarily be isolated in a property a little further afield. Looking at properties and deciding what you don’t like can be as useful as seeing something and deciding you do like it.
4. If you’re considering downsizing to release equity in your home and reduce your monthly outgoings, spend some time drawing up an ‘ideal’ budget for your new home. Getting an idea of what you can afford early on can help later when it comes time to make decisions.
